In our paper we demonstrate the process and the future developmental possibilities of a multifactor geoinformatic model which is used to qualify the residential area of cities. We qualified the inhabited areas of Debrecen on the basis of 25 factors for which we collected spatial data and asked a part of the inhabitants to fill up a questionnaire. We prepared a qualifying map from these data with IDRISI geoinformatic programme, which reflected the opinion of the population. However the model showed significant divergence compared to the data which was used for control. In the second half of our study we examined how we could repair the model and the method of control. We found out that in the future we will have to correct the data of the prices of properties with the time of building, furthermore instead of the classic city parts we will have to mark off uniform building units for control. We have to increase the accuracy of digitising, and the distance-limits also have to be refined on the layers whose values change with distance. In our opinion the qualifying model will be also suitable for processing further, more detailed examinations after the modifications.
